Rental History And Your Credit Report

Renters who make their rent payment on time will start to get a boost in their credit scores. Last year Experian, one of the three major credit reporting agencies, added a new sections to their credit reports to reflect on time rental payments. This new sections has helped some renters who make on time payments boost their credit scores.

CoreLogic and FICO have now jumped on the band wagon and have reported they are adding the new section that reflects payments from landlords.

What does this mean for home-buyers? I good rental history can help home-buyers who plan on financing their home. Past home owners who lost their homes to short sales or foreclosure can now rebuild their credit quicker.

You're Buying a Home....Congratulations

My goal is the make buying a home a very pleasant experience for you. In order to get started, the following information will be helpful in understanding the process.

Step 1. If you haven't already, you should speak with a lender to see what type of loan will fit your family situation. A lender Approval Letter is required to be submitted with all offers to purchase, so you will be ready to make an offer when you find your special home.

Step 2. When making an offer, be prepared to make an escrow deposit of $500 to $1,000 depending on the price of the home.

Step 3. Once your offer is accepted you will have 5 days to make your official loan application and you will be required to pay an application fee of approximately $375.

Step 4. Once your offer is accepted, you will have 10 days to have a Home Inspection. The cost of a home inspection is $350 to $400 and must be paid at the time of the inspection. I would recommend you pay the additional $75 to $100 for a Wind Mitigation report as this will reduce your Homeowners Insurance.

Step 5. Insurance... You should start shopping for Homeowners Insurances as this will be required at closing. You can pay at the time you pick a company, or you can elect to pay at closing.

Step 6. Final Walk-Thru Inspection... This takes place the day before the closing just to be sure the home is as you saw it, and that all work/repairs, if applicable have been done.

Step 7. The Closing... Yeah, you are a homeowner. Once the final closing statement is done, all funds due from you must be in Certified Funds.

Step 8. Refer me to all your friends and family.

Fixed Mortgage Rates Still Dropping

Fixed mortgage rates have been falling for the past seven weeks to the lowest rates of the year. The average loan rate on a 30 year mortgage a hovering around 4.55 percent. It is time to take advantage of these great rates.
